Owner’s Representation
An Owner’s Representative is an independent consultant engaged to serve as the owner’s primary advocate throughout the planning, design, and construction phases of a project, assisting the owner to keep the project on schedule and within budget. Acting as the owner’s “eyes and ears,” the Owner’s Representative oversees the design team and general contractor to promote quality, accuracy, timeliness, and effective cost management. In many cases, owners find that the value provided through enhanced oversight, risk mitigation, and cost controls enables this service to pay for itself—or generate net savings over the course of the project.
Key Roles and Responsibilities
- Advocacy & Strategy: Acting as the owner’s “eyes and ears” throughout the design and construction process.

- Liaison/Coordinator: Serving as the central point of communication between the owner, architects, contractors, and other stakeholders.

- Project Oversight: Ensuring that the quality of work aligns with the owner’s vision and specifications, and reviewing and processing the general contractor’s invoices to ensure all work in place and retainage is billed appropriately.
