General Contracting

General Contracting services are when we are hired by the property owner (or their management company) to oversee the entire construction project, assuming contractual and financial responsibility for all labor, materials, equipment, and services required to complete the work. We contract directly with and coordinate all subcontractors and vendors, secure permits, procure materials, maintain site safety, and manage inspections and schedules to complete projects in compliance with the design documents and governing authorities.


Key Responsibilities of General Contracting:

  • Project Oversight: Managing the day-to-day operations of the construction site.

  • Subcontractor Management: Hiring, scheduling, and coordinating all of the required trades (e.g., plumbers, electricians, etc.).

  • Permitting & Compliance: Applying for building permits and ensuring compliance with local regulations.

  • Procurement: Buying out of trade contracts and purchasing the necessary building materials and equipment.

  • Safety & Risk Management: Establishing and enforcing safety protocols to prevent accidents and hazards.

  • Financial Control: Managing project budget, cash flow, and payments to subcontractors. 

  • Distinction: Unlike a construction manager who acts as an agent, the GC holds the contractual and financial risk as well as the authority over the subcontractors doing the work.
