Our Process

Our Owner has a saying, “Our clients should have only two responsibilities: making decisions and issuing timely payments—we’ll take care of the rest.” With that philosophy in mind, we’ve developed a comprehensive, fully integrated building process designed to minimize the time and effort required from our clients. When engaged early in the project lifecycle, our team’s broad capabilities can often eliminate the need for third-party management consultants—reducing overall costs while streamlining communication and execution. In short, we serve as a true single-source partner, delivering a seamless, efficient project experience from start to finish.
  1. PRE-CONSTRUCTION – Early Engagement & Design Support We engage with our clients early in the planning phase to support the design team in selecting appropriate construction methods and materials that align with the project’s target budget. When requested, we also assist in recommending and selecting qualified design professionals.
  2. PRE-CONSTRUCTION – Budgeting, Scheduling & Value Engineering We develop detailed budgets and project schedules for each phase of the design process—Schematic Design, Design Development, Permitting, and Construction Documents—incorporating subcontractor input to track costs and timelines against the established project parameters. When necessary, we provide value engineering solutions to mitigate potential cost overruns and schedule delays while preserving the integrity of the original design intent. During this phase, we also assist the Owner and consultants with permit submissions.
  3. PRE-CONSTRUCTION – Final Pricing & Contract Preparation Once the design is finalized and aligned with project objectives, we deliver a comprehensive final budget and schedule. We then prepare a customized AIA construction agreement in the format required by the Owner or lender (Lump Sum, Cost Plus, or GMP).
  4. CONSTRUCTION – Project Start-Up & Mobilization Following contract execution, we provide project-specific insurance documentation and initiate all required start-up activities, including: permits for sidewalks and street closures, dumpsters, and MEP systems, as well as installation of site fencing, temporary facilities, and any additional requirements mandated by the governing municipality prior to groundbreaking.
  5. CONSTRUCTION – Procurement & Project Management Upon commencement of construction, we utilize BuilderTrend as our project management platform to track all aspects of the project, including: daily logs, invoicing, change orders, schedules, finish selection tracking, and budgets. We also initiate the buyout process, negotiating with trusted, prequalified subcontractors to secure the best value for our clients.
  6. CONSTRUCTION – Construction Oversight & Client Dashboard We provide daily on-site supervision throughout the construction process, enforcing strict safety standards to minimize risk and ensure quality execution. Clients have full visibility into project progress through their dedicated Buildertrend portal. We utilize standard AIA invoicing forms for budgeti updates and billing, and coordinate directly with lenders to facilitate a seamless payment process.
  7. POST-CONSTRUCTION – Closeout, Turnover, & Warranty Period As the project nears completion, we manage all required inspections and documentation with the applicable authorities, as well as any third-party inspections with the Owner’s designated consultants. Upon issuance of the Certificate of Occupancy, we deliver a comprehensive turnover package that includes: O&M manuals, subcontractor contact information, fixture and finish schedules, and a detailed construction warranty. Our team always remains available to address any warranty-related items at any time.
